My property was let out by an experienced and reputable property practitioner. Why would I need Eviction Secure?

There is nothing worse than seeing the yield in your real estate investment deteriorate due to a non-paying tenant.

Despite all the care, credit checks, background checks and affordability checks, one can unfortunately never be sure that the tenant’s financial affairs will remain that way.

How Do I Join?

Simply go to https://evictionsecure.co.za/service-request/ and select the relevant offering for your needs, complete and submit.

We will contact you and request a copy of your tenants Application which they filled out in order to lease the premises, a copy of the lease agreement, the tenant’s credit report and applicable supporting documentation, i.e. bank statements and pay-slips.

We will come back to you within 2 working days to confirm whether your membership is accepted with regards to that particular tenant.

We will further provide you with a simple 1-page mandate for signature to authorize us to act on your behalf should your tenant default on any of their monthly rental payments.

We will thereafter invoice you monthly so that you or your managing agent can attend to the monthly membership. Alternatively you can fill out a debit order authorization form to ensure you are always covered.

You will become a member of Eviction Secure from the moment the first instalment is paid.

Should your tenant fail to adhere to their contractual obligations, and you elect to cancel the lease agreement, Eviction Secure will take over and either motivate the tenant to pay the arrears so that the lease can be reinstated, or appoint an attorney to do the eviction.

Therefore if your tenant defaults, you/your agent has to send out a letter of breach to demand the outstanding amount. If the amount remains outstanding after 20 business days from the date of the letter of breach Eviction Secure will take over the matter, assess and advise you on the best course of action going forward.

If you would like Eviction Secure to write the letter of demand we will gladly do so at a minimal charge of R50 per letter.

We will keep you, and/or your agent up to date with weekly progress reports.
